2) Electrical Inspections 101

Face it, the electrical system is one of the most difficult-to-understand systems that we need to competently evaluate during a home inspection. During this class, we will perform a virtual inspection on the ELECTRICAL SYSTEM, focusing on what our responsibilities include, as well as the “how” factor while conducting this part of our inspection. Not only do we need to fully understand the system, we also need to be able to explain these components and issues found to our clients in simple, understandable terms.
We will begin on the outside of the structure, explaining and identifying components and what to look for during the inspection. From there we will dig into the electrical panels, both primary and secondary, discuss grounding and bonding, proper wire size-to-breakers, common defects found in panels, such as double tapped circuits, over-fusing, top-tapping… as well as discuss detached building panels. Lastly, we will discuss procedures for inspecting devices throughout the building, including how to determine if a receptacle is properly wired, and common defects found “in the field”. This will include discussion on ungrounded 3-prong receptacles, reversed-polarity, GFCI and AFCI devices, where they should be located, and much more!
Meet the Presenter

Tom Sherman
After a decade as the owner/operator of a residential construction company, Tom Sherman, a 10-year US Marine Corps veteran, became a professional home inspector in 1998. Within a few years, Tom had been chosen by HGTV's Program Creator to appear in the "HOUSE DETECTIVE" series and was featured in 11 episodes.
In 2006 when New York State instituted the Home Inspector Licensing Law, Tom immediately jumped at the chance to become a NY State Certified Home Inspector Educator. Throughout his career, Tom became an ELAP-certified Radon Laboratory, a Certified Residential Thermographer and a Licensed Drone Pilot.
As an educator, Tom has worked diligently since 2014 to build NETinspect Home Inspector Training Institute; a training school with a strong appreciation for the in-depth amount of knowledge an inspector needs to competently perform a professional home inspection. Our classes are well researched, targeted to the audience and professionally presented by our group of experts. Join Tom and his team as we delve into the subject matter that will help you to become a more knowledgeable and successful home inspector!

4) Water, Water, Everywhere!

During this class, we will be virtually leading home inspectors through a house with an eye towards determining where water enters, both in the form of liquid water and water vapor. We will also discuss how these issues affect the building structure, the material durability and indoor air quality. Once we’ve established where and how it enters, we will continue by going over the processes and procedures for eliminating these conditions. You’ll be surprised at some of the pathways!
