2) Understanding and Inspection of 19th Century Homes

Course L1105-02 (2 credits) November 16 from 8 - 10 am
Did you ever stand in a 1800's house and think, "How did they ever build houses that have lasted so long!" This course is designed to familiarize home inspectors with building techniques found on houses constructed 100+ years ago. We will discuss the home construction processes used back when rules were as few as motorized equipment used on modern houses. We will discuss foundations, general building framing techniques, roof framing. We will also familiarize students with component identification and how the past building methods differ from modern building construction practices. And let's not forget how we should be reporting on age-appropriate components when they differ from modern practices!

After a decade as the owner/operator of a residential construction company, Tom Sherman, a 10-year US Marine Corps veteran, became a professional home inspector in 1998. In 2006 when New York State instituted the Home Inspector Licensing Law, Tom immediately jumped at the chance to become a NY State Certified Home Inspector Educator. Tom was a 24-year ASHI Certified Inspector (recently stepping down from the organization), a Certified Residential Thermographer and a Licensed Drone Pilot, who has worked diligently since 2014 to build NETinspect Home Inspector Training Institute; a training school with a strong appreciation for the in-depth amount of knowledge an inspector needs to competently perform a professional home inspection. Our classes are well researched, targeted to the audience and professionally presented by our group of experts. Join Tom and his team as we delve into the subject matter that will help you to become a more knowledgeable and successful home inspector!

4) General Guide to Insulation & Air Sealing of Modern Homes

Course L1107-02 (2 credits) November 16 from 10:15 am - 12:15 pm
Here, we will familiarize home inspectors with a general understanding of residential insulation. Seems pretty straightforward, no? Not so fast! We will discuss how air moves within and through a building structure and the purpose for insulation around the thermal envelope of these structures, both from a comfort standpoint, as well as from an energy efficiency standpoint. This demonstration will include a history of insulation in buildings. We will discuss the principles of air sealing, why it is such an important element in heat retention, and where we got it wrong in the past. During this course, we will also discuss the identification of each type and some of the problem insulation materials that were used in the past, only to be found to be unsafe. Plus, how inspectors should report on these items will also be considered.
